  The Association (HOA) at the San Jauquin River Club acts against CA fair housing laws and CA penal codes. Basically, they are a registered Sanctuary and taxed as a Non profit Sportsmanship Association; in witch all public has a right to. No gates are to be locked to enjoy this Sanctuary, and violation they play part in as locked gate. The only way in is though this Club (HOA) and all Laws and codes are disrespectfully overseen. They seem to write their own Constitution and is more of a controlled institution. The by-laws have been updated, but hold same values of 1st written. One original law in fact was No Blacks, and that goes to show how far out they are with by-laws. Also, it is not just a camp ground and by law the land is not completely ensucure as once thought. Yes the club has ownership of land, but if your house is on a foundation and has septic hooked it is a taxed property. Owner pays to county/state property tax and gains ownership of a sub-zero lot. Compared to other developing homes that share space in a HOA. Owners have the right to dwell in home as they shall, and have a right to quality of life without HOA involvement. Owners however can't use club house facility, but can make use of Sanctuary without question. It's a tough fight to live a lawfully peaceful life for the ones who are educated in land laws. If ever the club sees fit to ticket anyone for a violation that is governed by an HOA that won't be lawfully respectful of the laws of the land; frustrating to deal with ignorance! All I can say is its a pain in the Ass but in fact not a hard fight in the eyes of the courts. It's money and headache, but worth it to make Non Profit, Tax Exempt Clubs play by USA law or pay IRS honesly. Bingo for profit, and bar revenue only are tax free if it 100% is put back into charity, or mataining roads, ect. Water well is not included. The club as Tax Excempt/ water source to a community is coved by tax dollars, but decives members... They have plenty of recourses for water failure by being Taxed as a Non Profit Club. With all said, I advise others here today to buy a home out here with help of a lawyer and learn your rights and how a No with River Club is just a Yes in U.S. court. Good luck!   The river club board members fell they have the power to pass judgment,,making statements with facts, ,we spent 2 months with paper work, my sons application to be a member, here we spent two would months at the camp grounds here paying waiting to get the word,,the board members turned him down saying some one else did the papers after all the running around,,this statement was untrue,, I've been around the river club for 25 years never have I Sean a poor handling of justice,,my grandpa Rickert live here for many year and so have friends of ours ,,they say they never Sean it this bad,, you would think the people put on the board where God and that they are not,,why should they have the last say on who comes in or not ,,I've Sean a lot of shady people in the river club now,,so is it who you know or who you are that makes a person,,everyone makes mastake when they are young some hide them better then others ,,they was no reason for my son and his daughters not to be able to live there you take our money for the camp grounds for nearly 2 months then you give some absolutely poor reason to justify your decision, ,My son has 2 children he is a great father works hard for his children..and you have people on you board playing god ,,I will make sure to pass the negative word about this River club to as mean people that will lesson,,and continue to post about this place theresa Jan 2017
